SSM Electrical can inspect your property and provide an Electrical Installation Condition Report (EICR) to certify legal safety standards.

Legal obligation mandates ensuring safety and maintenance of all electrical equipment in rental accommodation. Insurance companies and the UK Health and Safety Executive require regular PAT Testing for compliance with safety regulations. The Landlord and Tenant Act 1985 and Electrical Equipment (Safety) Regulations 2016 necessitate ensuring appliance safety through PAT tests.
Competent PAT testing requires:
• City & Guilds 2377-77 qualification.
• Proper testing equipment and its appropriate use.
• Understanding and interpretation of test results.
Your duty of care involves hiring skilled tradespeople for maintenance, demonstrating correct instructions to avoid liability.

Our PAT Testing Procedure:
Appliance plug inserted into a specialised machine for testing.
Appliance receives a pass or fail sticker with a specific number for identification.
Minor failures (e.g., plug, fuses) can be replaced.
Major failures are promptly identified and reasons noted in the report.


Commercial, £12 per circuit. EICRs £150 for the first 13 circuits then £12 per circuit (+VAT)


Domestic, £45 plus VAT for 25 units, £1.50 per unit (over 25 units)
